Three roof appointments, or I refund the ones I miss.

I run the Meta ads that put homeowners who need a roof in front of you, and I put the appointments on your calendar. Not leads in an inbox. Appointments, with a homeowner who wants a number. Every one I come up short, I refund.

The whole deal

Five lines, and nothing under them.

What I do
Put three qualified roof appointments on your calendar this month. A homeowner in your area who wants a number on a roof, booked into a time you said you were free.
What you pay me
$1,575, which is those three at $525 each. That is 3% of what an average roof is worth to you. No retainer, no setup fee.
If I miss
$525 back for every appointment I come up short. Book two and I refund the third. Book none and you pay nothing at all.
You pay Meta
Your own ad budget, on your own card, around $50 a day to test it properly. That money goes to Meta, never to me, and I do not mark it up.
After month one
Hit the number and we go to six. Same guarantee. No contract, no notice period, and you keep every lead and every appointment either way.

The ad budget is the same budget you would spend on any other channel, and it stays yours. If that is not something you can put behind this right now, this is not the right month and I would rather you kept your money.

What you are actually buying

An appointment on your calendar. Not a lead, not a promise.

There are three things an agency can sell you, and only one of them is honest to charge for.

A lead is not worth anything on its own. It is a name and a number. You already know what a pile of those is worth, which is why everybody selling them has to talk so fast.

A show is worth the most, and nobody can actually count it. Whether a homeowner opened the door is something only you and your crew ever see. Any agency billing you per show is either taking your word for it or guessing, and both of those turn into an argument at the end of the month.

So I bill the one in the middle. The booked appointment, sitting on your calendar, where we can both see it.

It goes into the booking system I set up, so you and I are looking at the same list on the same screen. Nothing is counted from memory and nothing is counted twice. If we disagree about whether one counts, it does not count.

The no-shows are already handled in the price rather than passed to you. I charge 3% of what a job is worth to you for a booking, where a confirmed show would be 4 to 5%. You are getting the cheaper unit precisely because it is the one we can both verify.

Why it works this way

You have already paid for marketing that did not book anything.

Most roofing companies I talk to have hired somebody before. The invoice cleared on the first whether the phone rang or not, the reports arrived full of impressions and reach, and at the end of the quarter nobody could point at a single roof that came from it.

That is not really a marketing problem. It is a structure problem. When the money moves on the first of the month regardless of what happened, the agency has no reason to care whether the leads were any good.

So I took the retainer out of the front of the deal and put it behind the result.

I ran a mobile detailing business before this, and the only reason it grew was that I got good at buying attention on Meta. At $26 a day I was pulling 57 leads a month into my own calendar. That is the whole skill I am selling you, pointed at a bigger ticket.

August is not the problem. October is.

Your crews are flat out right now, and that is exactly why this is the month to do something about the back half of the year.

46% How far roof replacement searches fall in Maryland between August and October. Peak to trough in eight weeks.
30 to 45 Days ahead of a season that a campaign has to start if it is going to be delivering by the time you need the work.

Which means the decision that fills your October is the one you make in August, and this month lands exactly inside that window.

What you are protected on.

In writing, before anything runs
  1. You get a login to the ad account. Every dollar, every lead, live, for as long as we work together. Most agencies will not do this because it shows you their markup. I do not have one.
  2. Leads are exclusive to you. Nothing I generate for you gets sold to another roofer. Ever.
  3. Booked means booked. We define it in writing before we start, and it is tracked on a number I give you, so neither of us is arguing about it later.
  4. The refund is automatic, not a request. I count the appointments at the end of the month and send back $525 for every one I came up short. You do not have to ask, and you keep the leads either way.
  5. No contract. Cancel any month. If you leave after you have paid, the machine and every contact come with you.

The questions I get asked.

Am I paying for appointments that do not show up?

I price an appointment at 3% of what a customer is worth to you. If I charged for confirmed shows it would be closer to 4 or 5%. Only about 60 to 75% of appointments show up anywhere, so instead of billing you for shows at a higher rate, I bill the booking at a lower one. The no-shows are already in the price.

Why should I pay you first when you have no roofing clients?

You are not paying me to try. You are paying for three appointments, and if they do not appear on your calendar the money comes back. That is the whole point of pricing it per appointment instead of per month. A retainer would take your money whether anything happened or not, and that is the thing you have already been burned by.

Why do I need an ad budget on top?

Because Meta charges for the clicks and I am not a bank. That money goes straight from your card to Meta, I never touch it, and I never take a percentage of it. Around $50 a day gives it a fair test.

Who owns the campaign?

You do. The ad account is yours, opened in your name with your card on it, because your money should sit in your account. I work inside it with partner access. What is mine is the creative and the system that catches and books the leads, and that leaves with me if we stop working together. Every lead and every appointment is yours either way.

What if I am too busy to handle more leads right now?

Then you are exactly who this is for, because the leads are not for this week. They are for the stretch after the season turns. If your October is already full, tell me on the call and I will say so plainly rather than take your money.

What size company does this actually work for?

Realistically you want crews and somebody who answers the phone. If you are a one truck operation, more appointments will hurt you rather than help you, and the ad budget will not make sense against your volume. I would rather tell you that now than in month two.

How fast does it start?

Ads can be live within a few days of the call. The first leads usually land in the first week. The 30 days starts when the ads start, not when we talk.

One roofing company per market.

Thirty minutes on Google Meet. I will tell you what I would run, what it would cost you in ad spend, and whether I think your market is worth it. If it is not, I will say so and we can both get on with the day.

I only run one roofing company per market. If I take you, I am turning down the shop down the road, which is the part that costs me something and the part that should tell you I mean it. I have room for three more this month.

Evenings and Saturdays available

P.S. The only thing you are agreeing to on that call is whether the number is worth going after. I put three appointments on your calendar or I refund the ones I miss, so the worst case is that you get your money back and keep the leads it produced.
